The current Eids for São Paulo Residential Fund 1 Coöperatief U.A. and São Paulo Residential Fund 3 Coöperatief U.A. are available to download below. Each Eid is reviewed at least once a year, and sooner if a material change occurs.
An Essential Information Document (Eid), sometimes called a Key Information Document (KID), is a short, standardised document required under the EU PRIIPs Regulation (Regulation (EU) No 1286/2014). It is not marketing material. It summarises, in a clear and comparable format, the nature, risks, costs, and possible gains and losses of a specific investment product, to help investors understand and compare it with other products.
ARD Capital Management B.V. is the manager ("Beheerder") of ARD Capital Partners' real estate funds and prepares an Eid for each fund it offers to non-professional investors in the Netherlands. Eids are published per fund, since the risks, costs and performance scenarios of each fund are specific to its underlying project(s). The Eids currently available on this page relate to São Paulo Residential Fund 1 Coöperatief U.A. and São Paulo Residential Fund 3 Coöperatief U.A.; this page will be updated as further funds are launched or existing Eids are revised.
São Paulo Residential Fund 1 Coöperatief U.A. and São Paulo Residential Fund 3 Coöperatief U.A. are closed-end funds that invest in the development of residential project(s) in São Paulo, Brazil (Fund 1 in a single project, Fund 3 in one or two projects). ARD Capital Management B.V. is registered with the AFM under the "small manager regime" (kleine beheerder regime, article 2:66a Wft) and is not required to hold a licence under article 2:65 Wft. Both funds are classified as "Article 6" financial products under SFDR and carry a summary risk indicator of 7 out of 7 (the highest risk class). Investing in these funds is only suitable for investors who can bear the loss of part or all of their investment, and should only be done after reading the relevant full Eid.

The version published on this page is always the most recent version available; the date the Eid was drawn up is stated on the document itself.
