What Guarantees Do You Have as an Investor? How We Build Trust into Every Project

Investing in a project on the other side of the world requires trust. Trust in the team, in the market, but above all in the structure in which your investment is placed. At ARD, we apply the principle: first protect, then grow. In this blog, we’ll explain the safeguards we implement to protect your investment from operational, legal, and financial risks.

1. Your investment goes into a concrete, clearly defined project
When you invest through ARD, your capital is allocated to a specific project—such as a residential development in Extrema or São Paulo. You invest in a Special Purpose Vehicle (SPV): a separate legal entity that is isolated from other projects and business activities. This structure ensures:

  • The project is legally ring-fenced from ARD and unrelated investments;
  • Your funds may only be used for that specific project;
  • Risks or losses from other projects have no impact on your investment.

2. Direct collateral through land positions
In many cases, your investment is used for the acquisition of land. This means there is direct collateral backing your loan or equity position. Legal ownership of the land lies with the SPV in which you participate. This directly ties your investment to tangible assets, significantly reducing your risk.

3. Legal oversight and protection
Every investment through ARD is governed by:

  • Shareholders’ Agreements (SHAs): These include veto rights for investors on major decisions (such as sales, refinancing, or capital increases);
  • Management agreements and mandates: These clearly define the powers of the ARD team and local partners;
  • Brazilian notarial documents and registrations: In collaboration with local legal counsel, we ensure your position is protected under Brazilian law—both fiscally and legally.

4. Financial transparency and reporting

  • Each quarter, you’ll receive an update on project status, financial progress, any delays, and updated forecasts;
  • Through our investor dashboard (currently in development), you’ll have 24/7 access to your investment’s performance;
  • All funds are supported by accountants and tax advisors who ensure local compliance.

5. Partners with a proven track record
We work exclusively with local developers and builders who:

  • Have successfully delivered past projects;
  • Can provide guarantees on construction timelines, delivery, and quality;
  • Are open to transparency and co-governance with investors.
    Examples include Vitacon (high-end urban living), YUNA (healthcare real estate), and Prolifico (self-storage).
